Workforce Housing – A former gravel pit in the Yellowstone Airport Plaza is being redeveloped by Charter Realty into a more than 50-acre use site. Tentative plans include hotels (one being built now), restaurants, movie theater, and workforce housing.
The workforce development will have two phases – the first expected to be completed in 2023. The first phase will feature four apartment complexes with 170 units totaling 440 beds. Units will range from one-, two-, three-, and four-bedroom layouts with onsite parking. This development will also feature three “amenity buildings”, which will include a fitness center, “co-working lounge”, pool, and dog park. Blackwood Groves Subdivision will consist of more than 180 single-family homes, 22 lots for townhomes, and 15 multi-family lots. “The Estates” will be 24 homesites that range in size from 5,500 to over 12,000 square feet. “The Cottages” will offer 120 detached, single-family rental homes while simultaneously taking away the typical maintenance and ownership headaches. “The Porches” will be for-sale homes that range in size from 2,100 to 2,700 square feet. Lastly, five “The Arbor Houses” will be home to 10 private rental residences, each with their own private garage. Bozeman Gateway Apartments will be located off W Garfield Street and Harmon Stream Boulevard.There will be 231 units between the four buildings that include six studios, 115 one-bedroom units, 99 two-bedroom units, and nine three-bedroom units. The Icon Apartments at Northwest Crossing will feature 336 multi-family luxury apartment homes located near Gallatin High School. One 11 Lofts 2.0 will be located directly north of the existing 5-story One 11 building on Lamme Street in downtown Bozeman. This upcoming addition to the North Central Development project will be a 6-story multi-family residential apartment building. Four Corners
A 73-acre development is currently underway on Baxter Lane. The ‘purpose built rental home community’ will feature 31 residential fourplexes that will house a total of 124 units. Autumn Grove Condos are proposed for just east of the Gallatin County Regional Park. The developer is proposing 13 buildings – five three-plexes and eight-four plexes built on roughly 5-acres.
